This is one of the most challenging questions an agent is faced with when listing a property. But, there are some things homeowners can do to prepare themselves for that magic number, whether it be higher or lower than expected. In my experience, it is hard for the homeowners to valuate their own properties because you simply can't put a price on memories. To better assess the current market value of your home, you will need to look at homes that have sold in your area within the last few months, and no longer than 6 months prior. There are also a few helpful links that could get you started on the right track to listing your home at a price it will sell. Most people want to list their homes just above the market value on the chance that one person will fall in love with it will be willing to pay more than the home is worth. The harsh truth is, that person probably doesn't exist. It is my goal to assist you in any way I can to help you come to a price you can feel good about, and one that will get us the current market value of the property.
